Residential Tenancies (Amendment) (No. 2) Act 2021 – Commenced

11th December, 2021 The Residential Tenancies (Amendment) (No. 2) Act 2021 commenced on the 11th December 2021. From 11th December 2021 restricts rent increases in Rent Pressure Zones from exceeding general inflation and will be subject to a cap of 2% per year on a pro rata basis, where HICP inflation is higher. provide for tenancies of unlimited duration providing security of tenure for tenants. This applies to all new tenancies created on or after 11th June 2022. Existing six year tenancies if not terminated prior to the end of the part 4 tenancy, will become tenancies of indefinite duration.

More Changes On The Way For Landlords – The Residential Tenancies (Amendment) (No.2) Bill 2021

The Residential Tenancies (Amendment) (No.2) Bill 2021 provides for:   an amendment to the current prohibition on any rent increase in a Rent Pressure Zone (RPZ) from exceeding general inflation (as recorded by the Harmonised Index of Consumer Prices (HICP)) to insert a new condition that the rent last set cannot increase by more than 2% per annum pro rata.   enhanced protections for tenancies commencing 6 months from enactment, on the basis that after 6 months’ duration, a ‘Part 4 tenancy’ is established for an unlimited duration, until termination by the tenant or by the landlord under section 34

Budget 2022 – IPOA Respond

Local Property Tax (LPT) Valuation – Update

You may already have been contacted by Revenue with regards to your Local Property Tax. The next valuation date for Local Property Tax is the 1st November 2021. The Residential Tenancies (Tenants’ Rights) Bill 2021

22/09/2021 The Residential Tenancies (Tenants’ Rights) Bill 2021 introduced by Ivana Bacik Labour TD is before the Oireachtas today.    It is an opposition Bill and is expected to be blocked by the Government. Rent Reviews – Harmonised Index Of The Consumer Price

9th September, 2021 If a new tenancy in a Rent Pressure Zone commences after 16 July 2021 (“New Tenancy”), the rent must be set using the new RPZ calculator based on the harmonised index of the consumer price (HICP). If prior to the New Tenancy commencing, a rent review was carried out but the rent of the rent review notice did not take effect (for example because the tenancy terminated prior to the 90 day notice period expiring) the landlord cannot use that figure in calculating the rent for the New Tenancy.
