Landlord Query Of The Week: Anti-Social Behaviour

August 2019 / Updated January 2023 Question: My property is a terrace house in a housing estate, it is rented to a couple. The tenants are in the property 1.5 years. I have received several complaints from the neighbours in recent weeks about anti-social behaviour, noise disturbance coming from the property, loud music and people coming and going from the property at all hours. The tenants have been no problem up to this point, always pay on time and keep the property very well. I would rather the tenants resolve the issue with the neighbours. What are my obligations to

More Regulation – Less Landlords; Less Tenancies; Less Occupants?

According to figures released by the Residential Tenancies Board (RTB) in their 2018 Annual Report, the number of private rental tenancies from 2017 to 2018 has reduced by 5,654,  it further reports that there are 19,222 less occupants from 2017 to 2018 and 804 less private landlords. Rent Arrears Procedure and Notices

January 2022 What Happens If Your Tenant Does Not Pay Rent? A tenant is required to pay their rent in full and on time until the tenancy ends even where a dispute has arisen with the landlord. If rent is not paid it is a breach of the Tenancy Agreement. If there is rent arrears in the first 6 months of a periodic tenancy or a fixed term tenancy with a break clause,  a landlord can serve a 28 day Notice of Termination without giving any reason. If there is a fixed-term tenancy in place (with no break clause) the
