UIPI Survey on Retrofitting to Improve Energy Efficiency

The UIPI (International Property Owners Association) are looking for completion of a survey that aims to assess how EU citizens, property owners and real estate companies feel about their properties and the need to retrofit to improve energy efficiency, as well as to evaluate the impact of the health crisis on their intentions.   They need as many responses as possible.  It will take under 5 minutes and we would encourage every  IPOA member to complete it.   Link to Survey

Important – Legislation Update

13th January, 2021 Part 3 of the Planning and Development, and Residential Tenancies, Act 2020 (PDRTA) was enacted on 19 December 2020 to provide for temporary modifications to the operation of the Residential Tenancies Act 2004.   During the period from 11 January up to and including 12 April 2021 and subject to certain conditions, a 90-day (rather than the usual 28 days) termination notice period applies, where a tenant is in rent arrears due to Covid-19 and is at risk of losing their tenancy. Level 5 Restrictions – Update

9th January, 2021 Level 5 restrictions recommenced on the 30th December 2020. Any time there is a 5km restriction imposed on people’s movements, in line with public health restrictions, the moratorium on evictions will automatically kick-in. Level 5 does not restrict the serving of a Notice of Termination. There may be a revised date on the termination but you may serve it giving the normal required period of time. Further Amending To The Residential Tenancies Act 2004

Emergency Period – Ends

1st December, 2020 The Emergency Period under the Residential Tenancies Act 2020, which began on 22nd October 2020, will expire tonight at midnight. This means that from 2nd December 2020, the usual tenancy rules apply again unless a tenant is in rent arrears because of Covid-19, in which case the protections under the Residential Tenancies and Valuation Act 2020 apply. Change In Behaviour In The Market

9th November, 2020 The Daft Report on Rents for the third quarter of 2020 was issued today. It reflects the experience of our members, who advised that there has been a change in behaviour in the market, with tenants in certain industries working remotely and abandoning properties in Dublin city, resulting in increased availability in the city centre and increasing demand outside Dublin.
