Question: I let my property on a 12-month fixed term contract on the 1st June 2019. July 2019 Question:  I am letting a detached two-storey property to two adults , there are no children in the property. Do I need to have window restrictors on the upstairs windows? Response: All windows that have an opening section through which a person may fall and the bottom of the opening section is more than 1400mm above external ground level, suitable safety restrictors must be fitted as per the manufacturer’s instructions and be in good working order. Landlord Query Of The Week: Substantial Refurbishment / Rent Increase

July 2019 Question My rental property is in a Rent Pressure Zone. I served a valid notice of termination on the grounds of substantial refurbishment in January 2019, the tenants vacated the property on the 1st of April 2019 and works commenced on my property on the 9th of April 2019.  I would like to increase the rent to market rent once the works have been completed. Landlord Query of the Week: 29th May 2019 My property is in a Rent Pressure Zone, I have not increased my rent since 2017, I have three tenants on one lease agreement, one tenant is leaving with a replacement in July. I have served a 90 days increase notice , how does the replacement tenant fit in with the increase? The increase will not come into affect until August.
