Changes to Notice Periods, Which Will Come Into Effect Shortly.

July 2022   Legislative changes to extend the required termination notice period that tenants must receive (where there has been no breach of tenant obligations) have been passed by both Houses of the Oireachtas. The amendments were made to the Regulation of Providers of Building Works and Miscellaneous Provisions Bill 2022 which will now be sent to the President for early signature. Tenancies of Unlimited Duration

From 11 June 2022, the Residential Tenancies (Amendment) Act, 2021 amends legislation around Part 4 tenancies and Tenancies of Unlimited Duration come into effect.  It means that, after six months living in a tenancy, the tenant will have a right to remain in the property for an unlimited duration assuming a valid notice of termination has not been served. Housing Policy Needs to Adjust to Address Market Failures in the Rental Sector

A new study by economist Jim Power and commissioned jointly by the Irish Property Owners’ Association and the Institute of Professional Auctioneers & Valuers has concluded the rental market is in a state of crisis exacerbated with the exit of non-institutional landlords in significant numbers, reducing supply and putting upward pressure on rents.
